The core safety obligations for letting a property with gas. We handle the gas items and can fit your alarms at the same time.

    Annual gas safety check (CP12) We handle this

    Every gas appliance, flue and pipework you're responsible for must be checked for safety every 12 months by a Gas Safe registered engineer. You must give tenants a copy of the record within 28 days of the check (and to new tenants before they move in), and keep records for at least two years.

  2. 02

    Carbon monoxide alarms We handle this

    A carbon monoxide alarm is required in any room used as living accommodation that contains a fixed combustion appliance — for example a gas boiler or gas fire (gas cookers are excluded). Alarms must be repaired or replaced once you're told they're faulty. We can fit and test these while we're on site.

  3. 03

    Smoke alarms We handle this

    You must have at least one smoke alarm on every storey of the property used as living accommodation, and make sure they're in working order at the start of each new tenancy. We can check and fit these alongside your gas visit.

  4. 04

    Boiler & appliance servicing We handle this

    Not a legal requirement on its own, but an annual boiler service keeps appliances running safely and efficiently, usually keeps the manufacturer's warranty valid, and heads off mid-winter breakdowns. It's easily combined with the annual safety check on the same visit.

  5. 05

    Keep records & track renewals We handle this

    Hold on to gas safety records, and stay ahead of each property's next due date so a certificate never lapses. We use specialist compliance software to track what's due and when, so you get one point of contact for every property instead of another spreadsheet.

Electrical safety (EICR)

Rented homes in England need an Electrical Installation Condition Report at least every 5 years, carried out by a qualified electrician. This is electrical work, so it's outside what we do — but it's part of your overall compliance picture.

Energy performance (EPC)

A valid Energy Performance Certificate is required to let a property, with a current minimum rating of E. EPCs last 10 years and are produced by an accredited assessor.

What safety checks are landlords legally required to do?

Landlords must arrange an annual gas safety check on all gas appliances and flues by a Gas Safe registered engineer, provide working smoke alarms on every storey, and provide carbon monoxide alarms in rooms with a fixed combustion appliance. An EICR (electrical) every 5 years and a valid EPC are also required.

Do landlords need carbon monoxide alarms?

Yes. Since the 2022 regulations, a carbon monoxide alarm is required in any room used as living accommodation that has a fixed combustion appliance such as a gas boiler or gas fire (gas cookers are excluded), and faulty alarms must be repaired or replaced.

How often does a rental need a gas safety check?

Every 12 months. You can have it done up to two months before the current certificate expires without changing the renewal date, which keeps everything on the same annual cycle.

Can you fit smoke and carbon monoxide alarms too?

Yes — we can supply, fit and test smoke and CO alarms while carrying out your gas safety check, so it's all sorted in one visit.
