How often should you service a boiler?
Most manufacturers and Gas Safe engineers recommend an annual boiler service. Here's why, and what a service actually involves.
The short answer: once a year
A boiler should be serviced once every 12 months. It keeps the boiler running safely and efficiently, helps catch small problems before they become expensive breakdowns, and is usually a condition of keeping the manufacturer's warranty valid.
For rental properties, an annual service sits neatly alongside the yearly gas safety check, so many landlords have both done on the same visit.
Why it's worth doing
A well-maintained boiler burns gas more efficiently, which can help keep running costs down. A service also checks that the boiler is operating safely — including that it isn't producing carbon monoxide.
Skipping services tends to catch up with you: minor issues that a service would have spotted turn into mid-winter breakdowns, which are more disruptive and more expensive to fix.
What happens during a service
The engineer checks the boiler is working correctly, inspects key components, checks gas pressure and flue readings, and cleans parts as needed. They'll let you know if anything needs attention.
