Typical pricing
A landlord gas safety check for a standard property with one or two appliances usually falls in the £45–£90 range across the North West. Our price is £60 for up to two appliances, with the CP12 certificate issued after the visit.
Extra appliances add a little to the cost — for example a gas fire is an additional £50 with us — because each one is inspected and recorded separately.
What affects the price
The main factors are the number of gas appliances, the type of appliances (a boiler, a fire and a cooker each need checking), your location, and whether the engineer needs to combine it with other work such as a boiler service.
Bundling a boiler service with the safety check on the same visit is usually more cost-effective than booking two separate appointments.
What should be included
The quoted price should cover the full safety inspection of the appliances, the pressure and combustion checks, the flue check, and the issued certificate. Be wary of prices that look unusually low — the record is a legal document and the work behind it matters.
It normally doesn't include parts or repairs. If the engineer finds a fault, they'll explain it and quote separately for any remedial work.
